Attached is the BOA Application for Zoning Permit with Special Exception Review(ZPSE) for Case #94-2023 (2557 West 46th Avenue) to be heard on Tuesday, December 12, 2023, at 9:45 AM.
The Board of Adjustment will now be conducting hearings with a hybrid, semi-virtual approach. A quorum of Board members will be physically present in the hearing room in the Webb Building at 201 West Colfax Avenue, Room 2.H.14. Remaining Board members will attend the hearing virtually. City staff, Appellants, and members of the public have the option to attend the hearing either in person or virtually through Zoom.
All documents including exhibits and letters of support or opposition to be submitted no later than 8:00 AM on the Monday prior to the Tuesday hearing. This will allow us to ensure that Board members, City staff, Appellants, and any interested parties will have access to all submitted materials. If you will be submitting additional documents digitally to be reviewed by the Board, please combine multiple files into a single file before emailing it to us. If you submit multiple documents as individual files, we cannot assure everything will be compiled in the order you intend it to be.
Also, if a Power of Attorney form is required because any legal owner of the property is not able to be present, we require the original notarized form to be submitted (a scan is not sufficient), so please mail the form to:

You may also drop it off in person. The BOA is accessible in person Tuesday – Thursday between 8:00 am and 4:00 pm. We also maintain a dropbox at the BOA counter in the Webb Municipal Building, where documents can be dropped off outside of regular business hours. If you leave documents in the dropbox, please notify us by email either by replying to this communication or emailing boacontact@denvergov.org
Virtual attendance will be held through Zoom. If you are not familiar or need help to ensure your comfort level with using Zoom, please let us know and we will work with you to ensure you can participate.
Finally, we will deliver the Notice of Public Hearing sign to the subject property, rather than asking Appellants to pick it up from our office. The hearing sign is required to be posted for 10 consecutive days prior to the hearing (which will be the Saturday 2 weeks prior to your hearing). We usually deliver the signs on the Wednesday or Thursday prior to the Saturday posting.
